Who pays the utilities?

It is the responsibility of our residents, unless they are included in the lease, to secure utilities for their residence. It is the responsibility of every resident to supply confirmation from the utility company showing an active account prior to picking up the keys to their new home.

Can we access our information online?
For our current customers, we offer a fully integrated resident login, on our website, where the account can be viewed, maintenance requests can be submitted online and the answer to most questions can be found.

Where can I get information on your available properties?
Information on our properties can be found here on our website, as well as on our Available Properties Listing available in our main office Monday – Friday between 8am – 5pm.

How do I view your available properties?

We allow prospective residents to view our vacant properties by setting an appointment with a leasing agent. Please call the office if you have any questions about which leasing agent to contact!

What do I do if I am interested in leasing a property through S&S Property Management?
All applicants must view the interior of the property that they are interested in leasing prior to submitting an application.

Who must fill out an application?
Each adult, 18 years of age or older, planning to occupy the property must fill out an application.

Why must all adults fill out an application?
Every adult who resides in the property must be listed on the lease to have a legal right to occupy the property. We must verify the suitability of everyone on the lease.

What is your application fee?
$35.00 non-refundable applications fee is required for each applicant 18 years old or older.

What do I need to submit with my application?
As our entire application process is online-based, after submitting your application, you may be asked to submit photo ID and a copy of recent pay-stubs. This is not required *before* applying. You will also need to submit and application and applicable fee for any person, above the age of 18, who is planning on living in the unit.

What factors do you use in determining if my application is approved?
First and foremost, we operate in strict compliance with all Fair Housing Guidelines. After receiving an application we investigate each of the following:

  • Rental / Ownership History
  • Credit Report
  • Criminal Report
  • Income Verification

How long does it take to process my application?
Typically, we can fully process your application within 2 business days once we have all documents required to complete an application.

After my application is approved, what do I do?
After being accepted, you must bring in your required deposit, determine your move-in date, and contact all utility companies to put that unit in your name for the move-in date.

How long are your leases?
Most of our leases are for a minimum of 12 months; however, we do entertain offers for other terms, as determined by our owners.

Do you accept pets?
We do not accept pets at our major apartment complexes. However, we do accept some pets on a case-to-case basis for some of our homes.

What do I have to pay prior to moving in?
You must pay your full security deposit as well as your first month’s rent.

What happens if I bring in an application if there is already an application submitted on the property?
All applications are accepted and processed on a first come-first served basis

How much security deposit is required?
We do require a security deposit. Usually the security deposit is the same as one month’s rent. However, there may be some exceptions to the amount of the security deposit required.

When is rent due?
Rent is always due on the 1st of the month.

When are new properties posted?
Our website is updated continually to reflect our current inventory of homes.

How quickly can I move in after my application is accepted?
All units are move-in ready once they are on the market. After your application is accepted, you can move in as soon as you sign your lease.

What if my application is denied?
We will contact you and let you know as soon as possible.

What happens if I do not pay my rent on time?
If your rent is not received by the due date indicated in your Lease Agreement, a late fee will be applied to your account. In addition you may be subject to further legal action & eviction.

When my lease expires can I just move out?
No. Even though the initial term of your lease expires on a certain date, it will renew and is still in full force unless proper notice is given.

How do I terminate my lease?
We require 30 days written notice of your intent to vacate the unit. This notice is due by the first of the month for a move-out at the end of the month. If you are still under lease, you will be responsible for paying the rent until either the lease is up, or the unit is re-rented. If the unit is re-rented, then you will be responsible for paying a $100 re-leasing fee.

Can I perform work on a unit myself and send you the bill?
No. Unauthorized repairs will not be reimbursed.

What do I do if I need to change the terms of the lease?
A lease is a legally binding agreement and cannot be changed without the consent of both parties. Should you breach the lease by leaving early, typically, you will be responsible for all rental payments until the end of your lease, or until the property is re-rented, which comes with a $100 re-leasing fee. You will also be responsible for all utilities during that time. If you need to change the terms of your lease, please contact our office to discuss your particular situation.

What do you do with my security deposit after I move out?
Immediately after you vacate the property, one of our agents visits the property and performs a move-out inspection to assess the condition of the property in comparison to your move-in report. We then process your security deposit within 30-45 days of your end of the month move-out.

When do I have to return the keys after I move out?

You must return the keys to your unit, into our office, by the last day of the month of your move-out.

What if my security deposit does not cover my charges?
We will send you a letter notifying you of a balance due. Payment will be expected promptly to prevent further legal action.

What if I do not pay my outstanding charges?
Any outstanding charges 30 days from the date of invoice will be turned over to a collection agency for processing and might become part of your permanent credit history.

What do I do if I disagree with the disposition of my security deposit?
You must submit your dispute in writing within 30 days from the date of your security deposit reconciliation notice.

How do I submit a routine maintenance request?
We have several options for submitting routine maintenance requests; you can use one of the following options:

  • Contact our office during normal business hours, via phone
  • Submit a request through our Resident Access via our website
  • If it is an emergency after hours, follow the prompts on our voicemail at our main office.
